Ninyo & Moore provided services for the San Antonio Mixed-Use Development project. This is a two-year long, $250,000,000 project that involves redevelopment of a 9.9-acre site.  The project includes approximately 121,000 square feet of commercial, retail and restaurants; a 70,000-square-foot cinema; 397,000 square feet of office space; and a 167-room hotel.  There are 6 buildings that range from 4 levels below grade to 7 levels above grade.

Project Challenge: The mat foundation for the parking garage was constructed in two approximately 6,500 cubic-yard (CYD) concrete pours.  These concrete pours occurred over consecutive weekends each within a 24-hour time frame beginning at 11 pm.  Six ACI-certified technicians were required to perform sampling and testing of concrete for slump, temperature and compressive strength samples while two ICC Reinforced Steel inspectors were utilized to observe placement and consolidation efforts. In addition to these two large concrete pours, full-time inspection was required for four of the buildings which included concrete, reinforcing steel, post-tensioning, welding, masonry, and shotcrete.

Innovative Solution: Ninyo & Moore utilized a team of hard working inspectors to cover the two 24-hour, 6,500-cyd concrete pours.  Inspectors worked in 10 to 12 hour shifts and coordinated the sampling and testing of concrete every 150 cubic yards from six different pump trucks.  Two multi-carded inspectors were onsite full time covering inspections for four of the buildings. This allowed for a streamlined process which kept cost down and provided consistent quality. Additional inspectors were utilized when needed for welding inspections and large deck concrete pours.  Laboratory compressive strength testing was performed over weekends and during off hours to provide timely results for post-tensioning of concrete decks.

Services: Ninyo & Moore performed concrete mix design review; special inspection of reinforced concrete and shotcrete, post-tensioning, masonry inspection and testing, shop steel fabrication, field welding and testing, and fireproofing material application; and laboratory testing of compressive strength of concrete and shotcrete samples. Ninyo & Moore provided shop inspections for structural steel at two shop locations covering 24-hour days and 7-day weeks.
