Hazardous Building Materials Management and Industrial Hygiene Consulting Services


Ninyo & Moore was selected as the As-Needed Hazardous Building Materials Management and Industrial Hygiene Consulting Services firm for a local High School District's School Modernization Program. Our services under this contract included performance of employee right-to-know training; performance of asbestos, lead, and microbial surveys; specification preparation services as required under Title 24 of the California Code of Regulations; and contractor observation and monitoring services during abatement projects. The purpose of the survey was to supplement previous asbestos and lead survey reports that had been completed for the project. After identifying the locations of asbestos containing materials (ACMs) and lead-based paint (LBPs) at the buildings, the materials were removed by a qualified contractor under the oversight of Ninyo & Moore personnel, who performed air monitoring and contractor observation during the abatement activities. Field logs and sign-in sheets were utilized to document the activities of the onsite personnel. No incidents of concern occurred during the abatement activities. Project tasks also included the preparation of technical plans and abatement specifications. Due to time constraints on the abatement project, attention to detail and project scheduling was very important in order to successfully complete the project on time. For example, the phases of this project were completed during holiday breaks when the school buildings were unoccupied. Other services under this contract included an emergency response action to an elementary school site when the modernization contractor uncovered mold growth during tenant improvement work. We immediately dispatched our Certified Industrial Hygienist who made commonsense decisions about the impact of the mold growth on the construction schedule, and subsequently prepared a mold management specification and provided mold abatement management services, including mold awareness training to the modernization team architects, project man-agers, and construction personnel. According to school project managers, our quick response time saved them potential costs due to construction downtime.
